Reserve Study

When the most recent HOA board of Trustees was installed in 2021, there was lots of concern from residents as to road conditions, general subdivision conditions, and what up keeps were required.  These were all unknowns to many.

 

To get a better understanding of where the HOA stands financially and what the physical conditions of the subdivision are, the HOA approved the hiring of Criterium-Hardy Engineers to perform a full HOA reserve study. This is a study of common area items such as retention ponds, street lights, sewers and  street signs which are capital items that our annual HOA fees cover. 


The study outlines the next  20 years with calculations of the dollar amount of the annual dues that should be contributed to our reserves (which currently does not exist) each year going forward. This study was also conducted to asses the overall health of the subdivision, and acts as a guide to avoid surprise  special assessments in the future for any large ticket items that need addressed. 


The below are the results of the study.  Please note - There is a final report that DOES NOT include roads, and the same final report that DOES include roads.  Although roads are maintaned and managed by Jefferson County - the Board did want to have an idea should anything change with that contract.
